Full property clearance
Bulk Clearance
Specialist whole-property clearance for professional referrals — not a general clearance or cleaning service.
When a full clearance is needed
There are situations where a property needs to be cleared in full — at the end of a tenancy, when someone moves into supported accommodation or a residential home, or when a hoarding situation has progressed beyond what a gradual programme can address. We handle the whole job with sensitivity, responsible disposal, and complete transparency about what is and is not included.
This service is delivered within our specialist hoarding support model — for councils, housing associations, NHS teams, and other professional referrers. We offer it where a standard hoarding and decluttering situation changes in scope, or where the service user agrees that a full clearance is the right approach. We are not a general bulk-clearance or cleaning company, and this is not an open commercial service.
We carry out a light post-clearance tidy (sweep, hoover, and wipe of surfaces) so the property is presentable for inspection or handover. We do not offer deep cleaning of medium to heavily soiled surfaces.
Valuables and sentimental items
Before clearance begins, we ask the referrer or a family member to identify and remove any valuables or items of sentimental importance. We are not responsible for items not flagged prior to clearance.
No coordination charge for standard one-off clearances
A standard one-off clearance — where the property is cleared without the service user present — does not carry a coordination charge. It is priced as a straightforward clearance job.
What our bulk clearance covers
Whole-property clearance
We clear every room — furniture, clothing, general waste, and accumulated belongings — leaving the property empty and ready for the next stage.
Responsible waste disposal
All waste is sorted and disposed of legally. We are a registered waste carrier with the Environment Agency (CBDU582012), so you have full peace of mind.
Charity and reuse
Wherever possible, items in good condition are donated to charity rather than sent to landfill. We work with Cancer Research UK, British Heart Foundation, and Age UK.
Specialist waste handling
We safely handle and dispose of hazardous or specialist waste including food waste, sharps, mould-affected items, and biohazard materials.
Large item removal
Beds, sofas, electricals, and other large items are removed and disposed of responsibly — including WEEE-compliant disposal of electrical items. Please note: fridges and freezers are excluded and must be arranged separately.
Post-clearance tidy
Following clearance we carry out a light tidy — a sweep, a hoover, and a wipe of surfaces — leaving the space presentable for inspection or handover.
When the service user is present
Where the service user will be present during the clearance, a coordination element is included in the quote. This covers the additional time, planning, and support required to carry out the work sensitively alongside the individual.
